These Terms of Service set out the basis on which Land Registries provides property document search and retrieval services through https://landregistries.com.
Please read these terms carefully before placing an order. By submitting an order through our website, ticking the relevant acceptance box, and making payment, you agree to be bound by these terms.

Who we are not
Land Registries is an independent online service provider.
We are not HM Land Registry, GOV.UK, the UK Government, Registers of Scotland, Land & Property Services Northern Ireland, or any other official government body.
Customers may be able to obtain certain property documents directly from the relevant official registry. For England and Wales, GOV.UK states that HM Land Registry allows users to search property information, download title registers and title plans, and that direct fees may apply for title registers, title plans and official postal copies.
Our fee is charged for the service we provide, which may include assisting with the search, processing the order, locating the relevant documents, handling administrative steps and delivering the selected documents to you.
What these terms cover
These terms apply to orders placed through LandRegistries.com for property-related documents and services, including but not limited to:
- Title Register
- Title Plan
- Filed deeds or supporting documents where available
- Ownership information searches
- Property document retrieval services
- Any other related service displayed on our website from time to time
Placing an order
When you place an order, you must provide accurate and complete information. This may include the property address, postcode, title number, contact details and any other information requested during checkout.
Your order is accepted when:
- You submit the order form
- You agree to these Terms of Service
- Payment is successfully made
- We send you an order confirmation email
At that point, a contract is formed between you and us.
We may refuse, cancel or reject an order if:
- The information supplied is incorrect, incomplete or misleading
- We cannot identify the property or document requested
- The document is unavailable from the relevant registry
- We suspect fraud, misuse or unlawful activity
- There is a pricing or description error
- We are unable to provide the service within the stated timeframe
- You are under the minimum age required to place an order
Acting on behalf of someone else
If you place an order on behalf of another person, business or third party, you confirm that you have authority to do so and that the information you provide is accurate.

Land Registries provides an online property document search and retrieval service.
Depending on the document ordered, our service may include:
- Checking the property information provided by you
- Searching the relevant land or property register
- Identifying the correct title or property record where possible
- Retrieving the selected document where available
- Delivering the document to the email address provided
- Contacting you if further information is needed
HM Land Registry covers England and Wales only. GOV.UK states that different registers must be searched for properties in Scotland or Northern Ireland.
Where we offer services for Scotland or Northern Ireland, these may be handled through the relevant separate registry or information source.
Delivery times
We aim to process orders as quickly as possible. Any delivery timeframe shown on our website is an estimate only, unless expressly stated otherwise.
Delays may occur where:
- The information provided is incomplete or incorrect
- The property is difficult to identify
- The document is not available digitally
- The relevant registry is unavailable or delayed
- Further checks are required
- There are technical issues outside our control
We are not responsible for delays caused by incorrect information supplied by you or by third-party systems outside our control.
Documents that are unavailable
Some documents may not be available. For example, a property may be unregistered, a filed deed may not be held digitally, or the relevant registry may not hold the document requested.
If we are unable to obtain the document you ordered, we will review the order and contact you where appropriate.
Our refund position will depend on the stage reached in the processing of your order and whether any work has already been carried out. See the refund section below.
Your right to make changes
If you need to change your order, contact us as soon as possible at support@landregistries.com.
We will let you know whether the change is possible. If the change affects the price, delivery timeframe or service required, we may ask you to confirm the change before continuing.
Once an order has been processed or documents have been delivered, changes may no longer be possible.
Our right to make changes
We may make minor changes to our services or these terms to:
- Reflect changes in law or regulatory requirements
- Update our systems or website
- Improve how our services are provided
- Correct errors or clarify wording
If we make significant changes that affect an existing order, we will contact you where appropriate.
Cancellation and refunds
Because our services may begin shortly after payment, you may be asked during checkout to confirm that you want us to begin processing your order immediately.
For online and distance sales, GOV.UK says customers must be given clear information before ordering, including business details, service descriptions, prices, delivery arrangements, cancellation terms, and when cancellation rights may be lost.
Where you expressly request immediate performance of the service, and we complete the service or deliver the digital document, you may lose the right to cancel once the service has been fully performed or the document has been supplied.
Refunds may not be available where:
- The document has already been delivered
- The service has already been completed
- We have already carried out the search or processing work
- You supplied incorrect or incomplete information
- The document is unavailable but work has already been undertaken to search for it
- The order relates to a bespoke or specific document search already processed
Refunds may be considered where:
- We have not started processing your order
- We are unable to provide the service and no meaningful work has been carried out
- You were charged in error
- Duplicate payment was taken
- We decide, at our discretion, that a refund is appropriate

Price and payment
The price of each service is shown on the website before you place your order.
Prices may include:

We accept the payment methods shown on our website at checkout.
If a price is displayed incorrectly due to a technical or administrative error, we may cancel the order and refund you, or contact you to confirm whether you wish to proceed at the correct price.

If you do not provide the information we need within a reasonable time, we may cancel the order or treat the service as completed where work has already been carried out.
We are not responsible for delays, failed searches or incorrect documents caused by inaccurate information supplied by you.

You are responsible for checking whether a document is suitable for your intended use.
Online copies may not always be suitable as legal proof of ownership. GOV.UK states that downloaded online copies of title information cannot be used as proof of ownership and that an official copy is needed for proof of ownership, for example in court.
We do not provide legal, conveyancing, surveying, tax or financial advice.

Our responsibility to you
We will provide our services with reasonable care and skill.
We are responsible for foreseeable loss or damage caused by our breach of these terms or our failure to use reasonable care and skill.
We are not responsible for:
- Losses that were not foreseeable
- Delays outside our control
- Registry errors or omissions
- Your use or interpretation of documents
- Business losses, loss of profit, loss of opportunity or loss of revenue
- Losses caused by incorrect information supplied by you
Nothing in these terms limits or excludes liability where it would be unlawful to do so, including liability for fraud, fraudulent misrepresentation, or death or personal injury caused by negligence.
Business use
Unless otherwise stated, our services are intended for consumer and general information use.
If you use our services for business purposes, we will not be liable for loss of profit, loss of business, business interruption or loss of business opportunity.

All content on LandRegistries.com, including text, branding, page design, graphics, layouts and software, belongs to us or our licensors unless otherwise stated.
You may not copy, reproduce, distribute or commercially exploit our website content without permission.
Documents supplied by official registries may be subject to separate rights, restrictions and public sector information rules.
Transferring this agreement
We may transfer our rights and obligations under these terms to another organisation. We will contact you if this materially affects your rights.

No third-party rights
This contract is between you and us. No other person has rights to enforce any part of these terms.

Governing law

You and we agree that the courts of England and Wales will have jurisdiction, subject to any mandatory consumer rights that apply in your country of residence.
