Why you may not have paper deeds
Many owners expect to have a physical deed document at home. In practice, registered property ownership is often recorded through Land Registry title records, and old paper deeds may have been returned, stored, destroyed, digitised or made less important by registration.
Places to check first
If you are looking for your own house deeds, check your purchase documents, conveyancer or solicitor paperwork, mortgage lender correspondence, home filing records and any digital property documents you were sent during the transaction.
How to find title documents online
Search by postcode or address, select the correct property, and order Title Deeds if you want both the written title information and the title plan. If you only need ownership details, the Title Register may be enough.
What if the house is mortgage-free?
Being mortgage-free does not necessarily mean you will have old paper deeds. The registered title record can still be the main source of ownership and title information.
What if the property is not registered?
Some older or unusual properties may be unregistered. If an England or Wales property does not appear in an address search, GOV.UK notes that it may be filed under the wrong address and a search of the index map may be needed instead.
